As with all holidays, venues and bookings there is the obligatory small print! I am afraid we are no different so please scroll the Terms & Conditions below.

Having such diversification on our farm we may in some respects differ considerably from other locations you may have stayed at. We want you to have a lovely time so it is important you read and understand everything we have stated so you can look forward to your perfect stay.

Please note. Nowhere on our farm is on mains drainage. Mallards Barn & Oaklands Barn are on a joint Sewerage Treatment Plant (STP) The Farmhouse and The Cygnet Studio share a sceptic tank. Other than human waste the only thing that should be flushed down the toilet is toilet paper. Anything else must be placed in the bins provided. Blockages are expensive and time consuming to get rectified.

If you have any friends or family visiting during your stay we would ask that they have left the farm by 10.30pm. Our accommodation lettings are in close proximity to each other, please have respect for other guests staying by keeping noise, including music to a minimum.

There is a gas BBQ that can be hired for £10, this must be cleaned and returned as received, there is a £10 returnable deposit required, this is refunded when BBQ is returned cleaned. We DO NOT allow guests to bring or use there own/disposable BBQ’s.

Oaklands Cottage has a wood burner. We leave a basket of logs that generally lasts 2-3 evenings. We DO NOT allow guests to bring/use their own fuel, this can be a safety concern and certain fuels will damage the wood burner. Please leave unused logs for the next guests. Extra logs can be purchased from us at £6 per basket, these are well seasoned dry logs that have no chemicals/paint/tar etc.

Farms can be hazardous, guests should keep an awareness of what is going on around them, and common sense should prevail at all times. The site map within the accommodation clearly shows and defines the ‘out of bounds’ areas and shows where there is a public footpath through the land for quieter rural, country lane walks. Children must be supervised at all times and must not roam free around the farm. We will be happy to show you the animals but only by prior arrangement with us. Guests must keep dogs on a lead at all times outside of the accommodation boundaries. Smoking is NOT permitted anywhere on our farm or in our accommodation.

We live next door, but we will leave you alone to enjoy your holiday! If you need anything just knock on our front door, our dogs will let us know you are there! Please get in touch with us straight away in case of an emergency, or if you see anything out of the ordinary, such as a trapped animal in fencing, smoke or fires etc. We will be pleased to help with any matters, tips or advice. We are contactable between 8am and 10pm, outside of this is for emergencies only.

Many parts of rural Wales can be unpredictable as far as broadband and WiFi are concerned. We are pleased to say that we have had installed our own satellite fast broadband connection, which has very good download (avg. 28-30mps) and upload speeds You are welcome to use this free of charge. Our accommodation has internet android TV’s fitted.

We have supplied mainly quality Egyptian cotton bed linen with 400TC+ in our Lets, please note that stains from spray tans or similar, do not wash out. Any damage from spray tans and/or other processes will be chargeable.
